Pacific Medical Buildings – Medical Facility Development

Once the development concept and site plans have been completed and agreed upon by the Hospital, finances arranged, and the development agreement and property leases are signed off, Pacific Medical Buildings will conduct the following tasks to initiate construction of the medical office buildings:

  1. Direct project architect on the design of the building
  2. Secure all land use permits and approvals
  3. Manage the leasing of suites to physicians
  4. Custom design all tenant suites
  5. Apply for and secure all debt and equity financing for the project
  6. Develop a comprehensive set of construction plans
  7. Supervise general contractor during the construction phase of the project
  8. Secure building permits

After the building is completed, Pacific coordinates the tenants’ move-in process. Pacific is the general partner of the ownership group and is property manager of the building.

Pacific Medical Buildings focuses attention to each building’s appearance and layout such that their medical facility development will enhance the existing hospital campus architecture. Our medical office suites are not only attractive in appearance but are equally functional, efficient and cost-effective. Pacific Medical Buildings will usually specify steel construction using long spans in order to minimize interior columns as this provides grater flexibility in the planning of suites and layout. State-of-the-art, multi-zone heating, ventilation, and air conditioning systems allow individual suites to control their comfort levels. Sound proofing partitions, doors and ceilings are employed to maximize the patient’s privacy. Because Pacific Medical Buildings normally owns the facilities, building quality and durability, low maintenance and the flexibility for medical hospital buildings are emphasized.
